The first 30 days of your homes listing is usually when the most interest will happen. Its when buyers will see your home for the very first time. Pricing properly at this point is extremely important, as it will dictate whether or not your home will sell in a reasonable time frame.

A correct market list price is the single most effective tool you can have when listing your home. This is why the communication between you and your Real estate professional is key. Agreeing on the right list price can be tough however strategically speaking, you will likely be accepting a lower offer 50- 60 days down the road, than if you had priced right to begin with.

But can’t I just reduce the price if it doesn’t sell?

Yes, you absolutely can, however the longer your property sits, the more the Days on Market go up. Even if there is nothing wrong with a home, buyers will ask themselves why it hasn’t sold yet. 95% of times, its PRICE. Literally anything will sell, if its priced correctly.  Price reductions just don’t get the same response as a new listing that is priced competitively. Avoid the extra anxiety!
